Board approves split, discusses zoning changes

A lot split was approved Thursday by Marion County Planning Commission.

Robert Gayle of Florence applied for a 10-acre split from a 53.5-acre parcel located on the west side of U.S.-77.

Gayle told the commission the property will have access to the new highway. No services are available but Gayle said he was aware of water wells in the area.

David Brazil, county zoning administrator, reported the application meets land evaluation and site assessment requirements.

The commission approved the split with an agricultural disclaimer filed with the deed.

A new house will be built on the site.

In other business:

— Members reviewed a letter from Marion County Commission and recommendations regarding changes to the county's comprehensive plan, and zoning and subdivision regulations.

The change would allow 16 houses on a section of land (640 acres) instead of measuring land density by one house per 40 acres.

A road assessment would be required for new construction with the land owner or developer paying the county for a road.

Board member Mary Avery said changes to the comprehensive plan typically were made in January. Brazil said changes could be made any time but the planning commission reviewed the plan every January.

County commissioner Dan Holub also was in attendance to answer questions and clarify the commission's request.

Holub said time lines would be required with lot splits for development. The intention is not to allow developers to purchase lots and not build within a specific time period.

A work session will be scheduled between the county commission, planning commission, and consultant Jim Kaup.

— Brazil distributed information pertaining to a 30-day moratorium for wind farms implemented by McPherson County.

The next planning commission meeting will be at 7:30 p.m. Sept. 29 in the courthouse.
